Living in a cooperative is different than a condominium or homeowner's association. As a member, you are an equal owner in the Corporation that owns all of the land on which the park sits. You are an owner of the assets and improvements enjoyed by all members. There is no monthly lot rental fee.
A member pays quarterly assessments that pays for the operation and maintenance of the corporations assets as well as saving for replacement and deferred maintenance in the form of reserves.
Under a proprietary lease, each member owns their own manufactured home, and is responsible to abide by the corporation's governing documents and the Rules and Regulations of the Corporation.

A 99 Year Lease hold Co-Operative Association. As a Co-Operative Association owner/member you will receive a Lease which outlines the Co-Operative, a Certificate of Membership, and the Rules and Regulations which govern the Association under the lease all members agree to abide by these rules.
